Overview
"Corcoran Industrial Northeast" is a conceptual light industrial park from Hemple Real Estate on the property of 10585 County Road 101. The concept includes two buildings intended for commercial distribution and/or manufacturing. The applicant intends to apply for approval of a business park development under standard zoning of the Light Industrial (I-1) zoning district.
Zoning
The site is currently zoned Light Industrial (I-1) and is guided for Light Industrial in the 2040 Future Land Use Plan. The character of the I-1 district is indented to have a low impact manufacturing/warehouse character.
Environmental Assessment Worksheet
Hemple Real Estate submitted a request for the City to initiate the mandatory Environmental Assessment Worksheet (EAW) pursuant to the requirements of the Minnesota Environmental Review Program. The EAW is a brief document designed to lay out basic facts of a project necessary to determine if an Environmental Impact Statement (EIS) is needed. The EAW also provides information about the project to the public and helps identify ways to protect the environment.
The EAW is not used to approve or deny a project but is actually used as a source of information to guide other approvals and permitting decisions. Under Minnesota Environmental Review Program rules, the City is the Responsible Governmental Unit (RGU) tasked with preparing the EAW and determining whether the project has the potential for significant environmental effects.
