Overview
Stack Construction, Co. Inc. & College Town Pizza have applied for a lot consolidation, site plan, conditional use permit, and variance to allow the development of a drive-through/walk-out only Domino's restaurant at 20115 & 20121 County Road 10, the site of the former Corcoran Meat Locker and the 10-50 Club.

09/26/2024 update: Council approved the site plan as presented. 
The applicant's site plan shows the combination of the two existing parcels into a single 0.52-acre parcel with a 1,280 sq. ft. Domino's drive-through/walk-out only restaurant.

Conditional Use Permit
09/26/2024 update: Council approved the CUP request. 
The site is currently zoned Neighborhood Commercial (C-1), which lists drive-through businesses as a Conditional Use. The applicant is applying for a Conditional Use Permit (CUP) to allow the operation of a drive-through business on this site. 

Variance
Domino's Rendering (drive-through)09/26/2024 update: Council approved the variance requests with a condition that the applicant work with the City to create a community themed vinyl wrap to be installed around the outdoor cooler on the west side of the building. 
The applicant requests three variances from the zoning ordinance: building setback, parking/drive aisle setback, and signage.
The C-1 zoning district requires a minimum building and parking/drive aisle setback of 100 feet from County Road 10 & County Road 50. Due to the shape and size of the site, the applicant is requesting a reduced setback for the building and the parking/drive aisle. Chapter 84 of the City Code allows properties in the C-1 to have 1 monument sign and 1 wall sign. The applicant is requesting a variance from this standard to allow for two additional signs on the north and south faces of the building.
