NE Corridor District MapThe Northeast District is identified as a major gateway in the City of Corcoran that is poised to offer employment opportunities. The boundaries of this district are currently County Road 117, County Road 101, everything north of Schutte Road, and everything east of the Metropolitan Urban Service Area (MUSA). Residential, commercial, and industrial development interest within the Northeast District continues to increase as the area becomes more attractive to new residents and businesses due to improvements for the Dayton Parkway Interchange and along the County Road 101 transportation corridor. The City was approved for a grant through Hennepin County's Corridor Planning to expand upon the framework we have in place for the Northeast District as currently adopted in the City Code. 

This plan is used to convey the vision for the area to the community as well as developers. It is staff's intention to expand upon the existing framework to establish a thorough and consistent concept plan that can be used as a tool for designers and a uniform basis for consistent review of development proposals for the district. For the sake of comparison, our Southeast District Plan and Design Guidelines is nearly 50 pages, but our Northeast District Plan is just 2 pages. Expanding upon the existing plan allows the community to consider what land uses are compatible with the vision as well as create detailed standards for landscaping, public spaces, sites and structures, the transportation network, storm water management, and strategies for resiliency and preservation of natural resources.
